I like to call them "cousins"...similar features, you can tell they are related however, they are noticeably different.

Home staging helps buyers create an emotional bond to a property by helping them to mentally move in. I tell my sellers and agents, that with staging, it doesn't matter if you personally like an item or not, it's about the buyers. As long as the item is not distracting from the house's features and does its job, that's the most important thing. Home staging includes getting into the minds of the buyers. Remaining neutral yet maintaining memorability, creativity, and personality (without being personal), while capturing feelings and emotions, captivating buyers, and compelling them to make offers. There is more to it than "decorating".

Staged office.  As you can see it creates the illusion...you know a desk fits and that it could be an office but in reality, yet it isn't very functional.  Love this for staging but where would I put all my office stuff? File cabinets, etc.?  It would transform quickly into a mess.

Interior design, on the other hand, is a comprehensive process that involves the planning and creation of functional and aesthetically pleasing spaces within a home. Interior designers work to create personalized environments that reflect the homeowner's style and needs. For my design clients, whether or not they like items in their homes comes down to a process of "design negotiation" and "discovery"...finding what they like, what style they want in their homes, and how they want it to feel (super important). This takes time, a lot of back and forth, and getting to know them well. It is a more intimate process than staging.

  • Objective: To create functional and beautiful living spaces that meet the homeowner's needs, wants, and style.

  • Focus: Involves a detailed understanding of space planning, color theory, design principles, and knowledge of construction and architecture.

  • Permanent Changes: Interior design often includes permanent renovations (gutting, knocking down walls, additions, subtractions, etc.), custom furniture, and long-term decor choices.

  • Personalization: The design is tailored to the individual preferences and lifestyle of the homeowner. More about the "stuff".
