Why Detailing Your House Should Be Like Detailing Your Car: Uncovering the Value of Careful Presentation

Without question, we detail our cars for sale, KNOWING we won't get what we paid for. They depreciate the moment we drive them off the lot and rapidly depreciate over time.

Are you thinking about selling your home? The way you present your house makes a huge difference in perceived value and how much you can sell it for.

Just like you would carefully detail your car before putting it on the market, you need to apply that same kind of attention to your house.

So many won't put in the effort to detail their largest asset, their house, yet they expect it to appreciate over time and sell for more.

Surprisingly, many homeowners often overlook the importance of presentation, even though their home is one of their biggest assets, expecting it to appreciate in value, while don't question detailing a car even though it loses value as soon as it's driven off the lot.

A well-presented home can lead to faster sales and even higher sale prices.

The Importance of First Impressions

Did you know that potential buyers can decide whether they like a house within the first 30 seconds OR LESS of entering? That's why first impressions are so critical. When buyers step through the door, they want to see a clean and inviting space. This is just like how a detailed car—with its shiny exterior and spotless, odorless interior that draws in potential buyers.

To create a welcoming atmosphere in your home, take these THREE easy steps or what I call the "Magical 3 Cs of Staging":

  • CLUTTER FREE: Remove personal items, decor, art, and extra furniture. This opens up the space and helps buyers imagine their belongings in your home. And, "NO", they cannot see past your stuff so it needs to be packed up.

Rules of thumb: If you haven't used it in the last 3 months, won't use it in the next 3 months, go ahead and pack it up. Also, if you would be upset if this item gets lost, broken, or stolen...pack it up.

  • CLEAN: This goes beyond regular cleaning...we're talking hyper-clean, super clean, like brand new. Scrub surfaces, vacuum and clean carpets, and wash windows to let natural light in. Use a toothbrush if you need to, hire a professional cleaner...do what it takes. A spotless home creates a positive impression and makes it easier for buyers to envision themselves living there. Plus it will smell amazing!

  • COLOR: Neutralize any trendy, bold colors and patterns on your exterior and interior, especially on ceilings and walls. Paint doesn't have to be white or cream but a nice, light, neutral tone is best. Take that color throughout the house to help the house feel larger and more cohesive. Avoid accent walls if possible. As far as color in decor, you can have bold patterns and colors IN MODERATION as long as it doesn't become the focal point or distracting.

Understanding Home Value Appreciation

Real estate typically appreciates over time, but neglecting your property can lead to a decrease in value. Just like a car loses even more value when not maintained or when it's a mess with mysterious smells, your home can suffer the same fate. According to a report from Zillow, well-maintained homes appreciate 10% more over a decade compared to those showing signs of neglect.

Think not only about surface repairs like holes, paint chips, etc. but also think about core systems in your home, like plumbing and electrical. Regular maintenance can prevent potential problems and help keep your home’s value steady. Buyers tend to shy away from properties that need extensive repairs, they don't want to move into a "checklist" just to live. Instead, they gravitate towards homes that appear to have been well cared for and are move-in ready EVEN if there are changes they want to make, they want to like the space their in until they can make it the space they love or want to live in.

RECAP: Cleaning and Staging: A Step-by-Step Approach

To make your home shine, follow these steps:

  1. Declutter: Remove personal items and excess furniture. This clean, open space helps prospective buyers visualize their lives in your home.

  2. Deep Clean: Just like detailing the inside of your car, a deep clean is essential. Scrub surfaces, vacuum carpets, and wash windows to create a bright atmosphere. Hire pros if needed, it's worth the investment.

  3. Make Repairs: Fix all minor issues like chipped paint, cracks, carpet tears or stretching, or broken fixtures before showing your home. Homes that appear neglected can scare off potential buyers. Even the seemingly smallest sign of neglect can be a turnoff because buyers wonder "What else is there?" or "What are they hiding?"

  4. Staging: Staging your home is the icing on the cake, the cherry on top, the final step to elevate and highlight your house's best features. Getting professional help can make a HUGE difference in how buyers perceive your property and its value often increasing the offer you get on your house.

Your Path to a Successful Sale

The saying "You only get one chance to make a GREAT first impression" is especially true in real estate. Just as detailing a car can enhance its appeal and increase its resale value, showcasing your home with care can lead to a quicker sale and possibly a higher offer often a bidding "war". By treating your house with the same diligence as your car, you not only prepare it for sale; you also demonstrate your commitment to maintaining its value, even elevating its perceived value.

As you prepare to enter the real estate market, remember that a clean, well-maintained home can lead to smoother transactions and, ultimately, more satisfying outcomes. Get started on detailing not just your house, but your entire selling strategy to maximize your success.
